Gift Funds - Down Payment Assistance

Looking to own your own home but cant really afford the huge down payment? if so, then you need to contact us at All American Funding, a not profit organization with down payment assistance that promote home ownership by helping people with their down payment needs. Many prospective home owners continue to rent because they lack the down payment needed to purchase a home. They are often credit worthy and can afford the monthly payment of a mortgage but see themselves trapped in rentals. By becoming a part of the relationship between the mortgage lender, the Realtor, the buyer and the seller, All American Funding can effectively make renters home owners. Down payment assistance can be used by anyone who can qualify for a mortgage. It is not a loan and therefore never needs to be paid back. There is no minimum credit score necessary or application process. No special home buyer courses or any minimum occupancy period are needed.

Down payment assistance is also a means of helping owners of homes sell in the shortest length of time, thereby limiting the additional mortgage payments, real estate taxes and maintenance costs. All American Funding will work with buyers, sellers and lenders for down payments up to 20% of the sales price. In any property sale the seller cannot give the buyer the down payment monies directly as a sales concession. Cutting the price or giving credit for closing costs does not put money in the buyer's pocket. Using All American Funding, a non-profit charitable corporation, the seller agrees to replenish the gift funds supplied to the buyer. This repayment is made out of the seller's proceeds and is considered a selling expense. Usually the seller can command full price for his house when he participates with down payment assistance. Based upon the typical difference between average selling prices and average listing prices of homes, the seller will generally net the same while using down payment assistance that he would with a cash buyer. Taking into consideration that the seller will close on his sale faster while participating with down payment assistance, he can often net more at closing. Typically homes will sell 30% faster when the seller offers down payment assistance.

To participate in down payment assistance a home buyer must qualify for a loan that allows gift funds. We have loan programs available to help you accomplish that goal. Call us at 888-694-0456 and we can begin putting you in your new home.

We already have an approved list of lenders ready to work with you! Call and say Timm Reed sent you to get your pre-qualification TODAY!
